OVERVIEW
The questions below will help to determine which application(s) are necessary for your project. Several different applications may be necessary to obtain all of the appropriate approvals.
1. Does the project or scope of work need Design Review? See Section 11.20 of the Zoning Regulations.
Yes – Submit items on Design Review Checklist via email to Jackson.Strong@bridgeportct.gov.
No – Proceed to the next question.
2. Is the project site located within a local historic district? Refer to the Historic District Map.
Yes – Is the site work and/or exterior renovations visible from the street?
Yes – Submit a Historic District Application to paul.boucher@bridgeportct.gov.
No – Proceed to the next question.
No – Proceed to the next question
3. Is the project site located within 100’ of an inland wetland or watercourses area, or are there seasonal wetlands on the site? Refer to CT DEEP or contact the Zoning Office, 203-576-7217, for guidance.
Yes – Submit the following two (2) applications to Nicholas.Sampieri@bridgeportct.gov:
1. City Inland Wetlands Watercourses Application
2. CT DEEP Application
No – Proceed to the next question.
4. Is the intended use of the property allowed in the zoning designation for the property? Are all setbacks and other development standards meeting the zone requirements? Zoning Regulations.
Yes – Proceed to the next question.
No – Submit a Zoning Board of Appeals Application to Zoning@bridgeportct.gov.
5. Is the project site located within the Coastal Boundary? Refer to the Zoning Map.
Yes – Submit a Coastal Site Plan Review Application to Zoning@bridgeportct.gov.
No – Proceed to the next question.
6. Is the proposed use motor vehicle related?
Yes – Submit a Zoning Board of Appeals Application to Zoning@bridgeportct.gov.
No – Proceed to the next question.
7. Do I need a Certificate of Zoning Compliance?
A Certificate of Zoning Compliance is required if any of the following situations are met:
- No vacant land, or unoccupied portion thereof, shall be occupied or used, except for farming or gardening purposes.
- No building or structure hereafter erected, reconstructed or structurally altered shall be occupied or used for any purpose whatsoever, and no certificate of occupancy shall be issued unless and until a Certificate of Zoning Compliance is issued.
Yes – Submit to Zoning@bridgeportct.gov.
